Shared walls, shared risers, shared problems. Much of the Biltmore corridor along Camelback Road is multi-unit: condos, townhomes, and mid-rise buildings from the 1970s through the 1990s, alongside the estates closer to the Arizona Biltmore itself. In the stacked buildings, vertical copper supply risers run floor to floor and feed several homes from a single line.

That arrangement is efficient until something leaks. Water from a pinhole in a riser can travel down a chase and show up two floors below, in someone else’s ceiling. Shutting off water to make a repair may mean shutting down the whole stack, which means notices, an HOA manager, and a window that suits everyone. Copper of this age, after decades of very hard water, is prone to exactly those pinholes, and a patch on one floor does nothing about the age of the pipe on the others.

Before you call a plumber, call your association and find out which pipes are yours. The branch from the riser to your fixtures usually is; the riser itself often isn’t. Then have the source pinned down with leak detection rather than opening drywall on a hunch. Buildings with repeat riser failures are candidates for a staged commercial repipe. The estates have a different complaint: long runs and a long wait for hot water, which a tankless heater placed near the far bath can fix.
