Plumbers in Deer Valley

1995. Of everything you could learn about a Deer Valley house, the year it was built says the most about its plumbing. This broad north Phoenix village, spread along I-17 and the Loop 101 around Deer Valley Airport, filled in from the 1980s through the 2000s, and the subdivisions on either side of the mid-1990s were plumbed differently.

Earlier homes tend to have copper, and some from the 1980s and early 1990s went in with polybutylene, which fails at the fittings without much notice. Later homes moved from copper toward PEX, which resists scale and doesn’t corrode. The copper here, after thirty or forty years of very hard water, is starting to develop pinhole leaks, often in hot lines and sometimes under the slab. The tells are a warm spot on the floor, a meter that creeps with every tap closed, or a water bill that climbs while your habits don’t.

Copper in a house past thirty deserves a leak detection pass at the first sign of trouble, because a slab leak caught early is a reroute and one caught late becomes a flooring job. PEX houses mostly need what the rest of the Valley needs: a softener and a heater that gets flushed.
