Commercial slab leaks present the same way residential ones do — a bill that stepped up, a warm patch, the sound of water with everything closed — but the response has to be entirely different. A homeowner can live around an open trench for two days. A tenant floor cannot.

    Hot-line leaks under slab. In a large floor plate the affected area is often small and easily walked past.

  • Efflorescence or lifting at floor covering edges

    Moisture tracking through the slab and depositing salts. Common at the edges of vinyl and under carpet tile.

  • Pressure loss on one zone only

    Particularly telling in buildings where floors or suites are separately valved.

    Nights, weekends, or a floor at a time. Written scope and sequence up front so building management can notify tenants accurately.
