Plumbers in Arcadia

“Updated” in an Arcadia listing usually refers to the kitchen, the floors, and the pool. It rarely refers to the pipe. The neighborhood grew out of citrus groves at the foot of Camelback Mountain, and its ranch homes date mostly from the 1930s through the 1960s, which means they started life with galvanized steel supply. The remodels since have replaced some of it, typically the part the contractor could reach.

The result is a patchwork. Copper feeds the new primary bath. Galvanized still runs to the guest wing. Somewhere in the attic or under the slab the two meet, sometimes without the dielectric fitting that keeps dissimilar metals from corroding each other. Pressure is fine at the kitchen sink and falls off at the far end of the house, where decades-old pipe is choked with rust and scale. Out in the yard, old sewer lines share the ground with mature citrus and ficus, and the roots find every joint.

If your house has had more than one owner with ambitions, get the whole supply system mapped before the next project. Spot repairs layered on partial repipes rarely add up. A full whole-home repipe usually costs less over time than chasing each transition joint, and the repipe field report shows where that line falls. For the yard, a sewer camera will show how far the roots have gotten.
