Plumbers in Vistancia

Plumbing codes cap household water pressure at 80 psi for a reason. Above that, faucet cartridges, toilet fill valves, washing machine hoses, and water heater relief valves wear faster than they were designed to. In Vistancia, at the far northwest edge of the metro in Peoria off Lake Pleasant Parkway, pressure from the long municipal runs can arrive well above that line, and the pressure-reducing valve at each house is what brings it down.

Regulators don’t last forever. The ones installed when the early phases went up after 2004 are old enough to have worn seats and tired springs, and hard water speeds that along. A failing regulator doesn’t announce itself. You hear a bang in the wall when a faucet shuts off, a new cartridge wears out in a year, or the relief valve on the water heater starts dribbling for no obvious reason.

A gauge on a hose bib, available at any hardware store, tells you where you stand. If the reading is high, replacing the regulator comes first, then a look at what the pressure may already have hurt: the water heater and its relief valve, and any faucet that has needed a second cartridge or replacement. The PEX supply lines in most homes here tolerate a lot. A yearly maintenance visit that includes a pressure check keeps them from having to.
