Chlorine is good for drinking water and bad for polybutylene. The disinfectant utilities add to the supply slowly attacks the plastic from the inside, leaving it brittle until a fitting cracks or a pipe splits with no warning. That chemistry is why the gray supply line installed in homes from the late 1970s into the mid-1990s has such a poor reputation, and it’s why Sun City West is a different conversation from its older neighbor to the east.

Del Webb started building here in the late 1970s, and most of the homes went up through the 1980s. Many were plumbed in copper. Some were not. Polybutylene doesn’t corrode or scale the way galvanized does, so a house can have perfect water pressure right up until a joint lets go, usually at a fitting, often in the attic or under a sink, and sometimes while the owners are away for the summer.

Finding out takes five minutes. Look where the supply line leaves the wall under a sink, or where it meets the water heater. Gray or blue-gray flexible pipe, often stamped “PB2110,” is polybutylene.
