Four inches. That’s roughly how much concrete stands between a Phoenix homeowner and a leaking supply line under the floor, and it’s enough to hide one for months. Our first job is to find the leak through it, to within about a foot. The second is deciding, with you, whether to open the floor there or leave the slab alone and run new pipe overhead.

The first question a plumber should ask in Phoenix is not what broke. It is when the house was built. Here the honest answer is usually ranch homes from the 1950s-70s through new infill build, and the pipe that came with it: galvanized steel in pre-1970 homes, copper after.

You can gather most of the evidence on your own. Shut off every fixture and the irrigation, then watch the meter’s low-flow dial. Close the cold-water valve on top of the water heater; if the dial stops, the leak is almost certainly on the hot side. Walk the floors in bare feet. Listen near interior walls at night for a faint hiss. None of it proves a slab leak, but it tells us where to begin, and it tells you whether this is a call for this week.

  • A warm stripe across the floor

    Hot-line leaks heat the concrete over them, sometimes in a band that follows the pipe. Tile and bare concrete show it best. Carpet hides it.

  • Meter moving, nothing running

    Everything off, including the sprinklers, the pool fill, and the ice maker. If the low-flow dial still creeps, water is escaping the system. It’s the cheapest confirmation available.

  • Is the water heater running on its own?

    A burner or element that fires with nobody using hot water is reheating water that’s draining away. Pair that with a warm floor and the case is close to made.

  • Cracks that weren’t there last spring

    New hairline cracks in grout, drywall corners, or the garage floor can be ordinary settling. They can also be soil shifting over a leak. The timing is what makes them worth mentioning.

  • Flooring that cups or smells musty

    Laminate that curls at the edges, wood that buckles, carpet tack strip that smells like a wet dog. By this stage water has been under the slab a while and has found a way up.

  • A hiss in a quiet house

    Pressurized water escaping under concrete is audible, especially after midnight. Put an ear close to the floor along interior walls, where the lines tend to run toward fixtures.

Does homeowner’s insurance cover a slab leak?
Often it covers the resulting damage and the cost of getting to the pipe, but not the repair of the pipe itself. Every policy reads differently, so the most useful thing we can do is document it well: photos, readings, and a written description in terms an adjuster recognizes.
Which lasts longer, a spot repair or a reroute?
The reroute. It takes the failed pipe out of service entirely and puts the new line where it can be reached. A spot repair fixes one point on a pipe that may have other thin places. Spot repairs still make sense when the rest of the line tests sound and the leak is easy to get to.
How long can a slab leak wait?
Days, not months. Water under a slab changes the soil beneath it, and on expansive clay that becomes a foundation question. If we can’t be there right away, closing the cold inlet to the water heater stops feeding a hot-side leak. You lose hot water until the repair, but the floor stops getting wetter.
Will you have to jackhammer my floor?
Possibly a small section, possibly none of it. A reroute leaves the slab alone. A spot repair means an opening a couple of feet across, cut where the equipment marked it, not a trench across the kitchen.
