For a restaurant, hot water is a licensing condition rather than a comfort. Three-compartment sinks and dish machines have temperature requirements, and a failed heater does not produce a complaint — it produces a closed kitchen.
Commercial units also fail differently from domestic ones. They run harder, they run longer, and in Valley water they scale considerably faster. A unit rated for a decade in a soft-water market may not see six here without treatment.
The practical answer is a maintenance interval, water treatment sized to the draw, and a relationship with somebody who already knows what is in your mechanical room before the day it stops working.
What to watch
Recovery slowing under peak draw
Hot water that keeps up at 10 a.m. but fails during service. Usually scale on the exchanger reducing transfer efficiency.
Temperature drifting below requirement
Worth catching before an inspection does. Log it rather than relying on how the water feels.
Short cycling or ignition faults
On boilers, frequently a control or combustion issue that is cheap now and expensive after it has run that way for a season.
Any moisture in the mechanical room
On a commercial-capacity tank, a failure is a great deal of water and it is rarely near a floor drain.

Installing commercial water heating into untreated Valley water without addressing hardness is specifying a shortened service life on purpose.

Descaling, anode inspection, combustion check, T&P verification. Documented, so the record exists when somebody asks for it.

A single commercial tank replacement with good access sits at the lower end. Boilers, multi-unit banks, recirculation work, or gas and venting upgrades move it up substantially. Service visits typically run $250 to $900.
